As an administrative assistant for an advertising company I see the power of getting your name out there everyday.  I created this online community board to help property for sale by owners get the exposure they deserve and connect with buyers across the country -- particularly relocators.  Selling your own home is a major accomplishment that brings huge financial rewards and bragging rights for life.

Did you know that only 29% of buyers find their property by using a real estate agent*?  The reality is most people find a home online FIRST, then locate a a real estate agent or when private, contact the seller directly.  Biggest problem for private sellers is there is no central place where buyers can easily find you.  We aim to change that!

You can sign up to piggyback on the main realtor site but that generally gets you blacklisted -- and you pay a fee for that.  Assuming the majority of buyers are on the same social media sites as yourself is also a grave error.

listingpanda.ca is free -- no hassles, no bots, no credit cards -- just real people selling real estate.

I have successfully sold homes myself and have friends and acquaintances who have as well.  It can be a pure, honest, and even expeditious (no middle man) process at times.  A lot of real estate industry money gets spent trying to portray private sellers as "too attached", "cheap", "you name it", when often they are industrious, creative people who have the skills necessary to pull off a sale.  There are no concrete stats on private selling as the details happen outside of the real estate industry orbit, but a lot of questionable ones get thrown out there.  The reality is successfully selling your own property can and does happen.

Whether you have a HOME for sale, CONDO for sale, LAND for sale, RECREATIONAL property for sale, or COMMERCIAL venture for sale – there is a category for that.  No risk here with future penalties for 'days on market' if at some point you switch over to a realtor.  No 'big brother' tactics.  Sellers can upload, edit, or remove their ad whenever they like -- it is all in your hands.

Buyers can view without signing up and as the site grows it is hoped to provide the most comprehensive search of private opportunities / for sale by owner properties in a region as possible.  No visiting a whole host of sites or sifting through social media subgroups -- just an easy search function to help locate specific towns or cities.  Great way to tap in to buyers who are relocating from other areas of Canada and beyond.  Although listingpanda.ca is a Canadian site it gets views from all over the world.

I am not a realtor, nor have realtor affiliations.  The site is strictly a community advertising site.   That being said, I have no problem with realtors and people who choose to use them.  They have their place in the world too.  Private selling is not for everyone.

A LAWYER is an essential element of a real estate transaction so pick one early and discuss a potential sale ahead of time. Even when signing paperwork from a realtor, it is advisable to have a lawyer review it first.  Private sale legal costs are generally no more than a realtor brokered sale.

Primarily listingpanda.ca wants to be the advertising break FOR SALE BY OWNERS need.  A softer touch place for sellers in an overly corporate world.
